An Energy Performance Certificate is valid for 10 years from the date of issue, or until the building undergoes significant energy-related changes. If you're unsure whether your existing EPC still applies to a sale or let, get in touch and we can check.
The design target is set out in your SAP or SBEM calculation and varies by project, but as a guide most new dwellings need to achieve below 8 m³/(h·m²) at 50 Pascals, with lower targets common on Passivhaus and low-energy schemes. We confirm your exact target as part of your SAP calculation before testing.
Part O overheating assessments are required for new residential dwellings in England, particularly those with large areas of glazing, single-aspect layouts, or in urban heat-island locations. A PSI value measures the heat loss at junctions in a building's fabric — such as where a wall meets a roof or window — known as thermal bridging. Using accurate, project-specific PSI values (rather than generic default values) in your SAP calculation can significantly improve your predicted energy performance. Many local planning authorities in England and Wales require an Energy and Sustainability Statement alongside a planning application, particularly for larger residential or commercial developments, to demonstrate how the scheme meets local carbon reduction policies. Air permeability testing measures the overall airtightness of the building envelope, while extract fan flow testing checks that individual mechanical extract fans (in kitchens and bathrooms, for example) are performing to the flow rates required under Part F.
