SBEM Calculations
To demonstrate compliance with the Building Regulations Part L, all new non-domestic buildings, some extensions and conversions require assessments through SBEM calculations.
Using an approved SBEM software, the CO₂ emission of a building can be calculated based on the building specifications. This CO₂ emission is referred to as the Building Emission Rate (BER). For a building to be compliant with the regulations, the BER must not be greater than the TER (Target Emission Rate).
SBEM Calculations are carried out in two stages: Design Stage & Built Stage.
Design Stage SBEM (As Designed)
Before commencement of building work, an SBEM calculation should be carried out to demonstrate that the Building Emission Rate will be no worse than the Target Emission Rate. The design stage compliance documents is essential to demonstrate to your building control body that what you are proposing to build will be in compliance with the regulations.
We can assist you during the design stage to learn the effects of different design options. For instance, we can provide you with calculations that show the effects of different heating systems, hot water systems, fabric u-values etc. Once you've settled on a set of building specifications, we will carry out the SBEM calculations and issue you with the design stage compliance documents.
Built Stage SBEM & EPC
On completion of building work, another SBEM calculation referred to as 'As Built' calculations should be carried out based on the actual building specifications i.e. incorporating any specification changes from the design stage.
We issue you with as built SBEM compliance documents to enable you to demonstrate to your building control body that the building complies with the regulations.
Energy Performance Certificate – EPC
If required, we will also carry out EPC calculations upon completion of the as built SBEM.
